What is Ejari Dubai?

Ejari, an Arabic term meaning “My Rent,” represents a legislative initiative by the Real Estate Regulatory Authority (RERA) in Dubai. It mandates that all landlords, property management firms, and landlord representatives obtain Ejari certification to legally rent or lease their properties. Ejari regulates the rental market and is established under Law No. 26 of 2007 to govern landlord-tenant relationships. All individuals and real estate entities acting as landlords are required to register tenancy agreements using Ejari.

Effective from March 14, 2010, RERA announced that all rental/lease contracts for Dubai properties must be registered through its new EJARI online portal. This electronic registration service aims to meet legal requirements and establish a robust regulatory system for the rental market, safeguarding the rights of all parties involved. Ejari ensures that rental agreements are fair, transparent, and legally binding.

How does it work?

Registering with Ejari is a straightforward process, requiring basic agreement details such as property information, rental company name, and terms. Once registered, each agreement receives a unique barcode for tracking. RERA maintains a comprehensive record of agreements and updates them as necessary.

Ejari Fee:

Cancellation and Renewal:

Customers can cancel previous contracts online or in person at Ejari offices, with online cancellations typically processed within 24 to 48 hours. Renewal follows a similar process to registration, with required documents including the original tenancy contract, Emirates ID, passport copy, and relevant business licenses if applicable.

Registering with Ejari:

Landlords or their representatives, property management companies, and real estate brokers can create an Ejari account on the official website. Tenants can use the Dubai REST app or consult their real estate agents for registration assistance. Required documents include landlord’s passport, tenant’s Emirates ID, property title deed, and unified tenancy contract.

Ejari Number:

Each Ejari contract receives a unique ID number necessary for opening DEWA accounts. To renew contracts, landlords must complete a new Ejari registration.
