by Greendeck

Selling your property can be a complex and stressful experience without the proper knowledge and guidance. That’s why Greendeck offers a comprehensive Seller’s Guide to simplify the process and provide valuable insights for an effective sale.

1. Listing Your Property

For a successful listing with Greendeck, you’ll need to provide a signed agency agreement (Form A), along with a passport copy and ownership documents.

For Properties Under Construction:

– 1st page of your Property Sales Agreement
– Payment schedule
– Oqood (Pre-registration documents)
– Receipts for payments to the Developer
– Floor plan

For Completed Properties:

– 1st page of your Property Sales Agreement or Title Deed
– Completion Certificate for Payments (if no title deed)
– Receipts for payments to the Developer
– Keys or tenant details (for rented properties)

All properties, whether off-plan or completed, must be registered with the Land Department to ensure a smooth transfer to the new owner.

2. Registering Your Property

Visit our sales section and select “Sell my property.” Provide your details, and we’ll contact you promptly to assist with listing your property.

3. Property Appraisal

Upon signing our Agency Agreement, we’ll arrange an appraisal appointment. You’ll receive a comparable market analysis of similar properties in your area to guide your pricing strategy.

4. Marketing Your Property

Greendeck employs a dominant marketing presence in Dubai’s Real Estate market, maximizing exposure through various media outlets. We work tirelessly to showcase your property to the right buyers.

5. Agreeing to Sell Your Property

Once you’ve found a prospective buyer who accepts your offer, a Memorandum of Understanding (MOU) or Form F will be signed. This document outlines the deal’s terms and enhances transparency between all parties.

6. Conveyance Services

After signing the MOU, our conveyance team handles the transfer process, ensuring seamless ownership transfer. You can opt for our team to manage the transfer on your behalf with a power of attorney.

7. Fees

Greendeck Real Estate charges a commission of 2% to 3% on the sale of a property, subject to terms and conditions.
